Buyers are gravitating toward communities that combine attainable housing, high-quality amenities, and a strong sense of place, making master-planned communities one of the brightest spots in today's residential market.
Master-planned communities (MPCs) continued to outperform the broader new home market in 2025. While overall new home sales declined just over 6% at mid-year, sales in the nation's top MPCs finished the year only 3% below 2024 levels, reflecting continued buyer demand for communities offering lifestyle amenities and a wider range of attainable housing options. The Houston metropolitan area remained the nation's top-performing market, with nine communities ranking in the Top 50 and nearly 6,000 home sales—18% of all sales among ranked MPCs. Florida accounted for 42% of sales in the Top 50 communities, followed by Texas with 32%.
