
RCLCO's 2025 Top-Selling Master-Planned Communities report reinforces a clear trend: well-planned communities continue to outperform the broader housing market, and Texas continues to dominate with 19 Texas master planned communities ranked in the top 50. Buyers are gravitating toward communities that combine attainable housing, high-quality amenities, and a strong sense of place, making master-planned communities one of the brightest spots in today's residential market.
Master-planned communities (MPCs) continued to outperform the broader new home market in 2025. While overall new home sales declined just over 6% at mid-year, sales in the nation's top MPCs finished the year only 3% below 2024 levels, reflecting continued buyer demand for communities offering lifestyle amenities and a wider range of attainable housing options. The Houston metropolitan area remained the nation's top-performing market, with nine communities ranking in the Top 50 and nearly 6,000 home sales—18% of all sales among ranked MPCs. Florida accounted for 42% of sales in the Top 50 communities, followed by Texas with 32%.
