Texas continues to experience extraordinary population growth, and nowhere is that more evident than in Central Texas. As new residents arrive, communities face an important question: Where will growth occur, and what will it take to support it responsibly?
Those questions were the focus of a recent panel moderated by ABHR Partner Trey Lary at the Bisnow Central Texas Master-Planned Communities & Residential Conference. Trey was joined by an exceptional panel of industry leaders, including Nancy Stroder of Taylor Morrison, Randy Rollo of Randolph Texas Development, Steven Spears, FASLA, PLA, AICP of Momark Development, and Evan Dyer of Huntington Properties.
The discussion explored the factors shaping the next generation of development across Central Texas—from identifying where growth is likely to occur to examining the role that infrastructure plays in turning raw land into vibrant, sustainable communities.
One theme emerged consistently throughout the conversation: growth follows infrastructure.
Before homes can be built, businesses can open, or families can move into a new neighborhood, communities need the public infrastructure that supports daily life. Roads, water and wastewater systems, drainage facilities, parks, and other public improvements are the foundation upon which successful communities are built. Planning for that infrastructure early—and financing it effectively—is critical to delivering housing, maintaining quality of life, and supporting long-term economic development.
The panel also emphasized that successful development requires collaboration. Developers, municipalities, special districts, engineers, planners, and legal advisors each play a vital role in creating the framework that allows communities to grow responsibly while meeting the needs of both current and future residents.
As one of the nation's fastest-growing regions, Central Texas will continue to present opportunities—and challenges—for those shaping its future. Meeting that demand will require innovative planning, strategic infrastructure investment, and strong partnerships across both the public and private sectors.
